Is Your Island Home
Due for a Rewire?

Most homeowners don't think about their electrical wiring until something goes wrong. But there are clear signals that your home's wiring needs professional attention — signals that, if ignored, can result in electrical fires, failed insurance, or expensive emergency repairs.

Pre-1970 Construction

Homes built before 1950 often have knob-and-tube. 1955-1978 frequently used aluminum branch wiring. Both create real safety and insurance problems today.

Insurance Red Flags

BC insurers are flagging older wiring. Many will refuse to renew or issue policies without documented remediation by a licensed electrician.

Active Renovations

Renovations uncover wiring that doesn't meet CEC requirements. Under building code, any reno exposing existing wiring requires it to be brought up to current standards.

Real Estate Conditions

Knob-and-tube or aluminum wiring is not just a negotiating point — it is a pre-approval condition for most BC mortgage lenders.

Visible Warning Signs

Lights flickering, breakers tripping, or outlets warm to the touch? These are active signs of wiring that is overloaded, deteriorated, or failing.

Demand Upgrades

Adding a heat pump, EV charger, or home office? These high-demand additions are often impossible or unsafe without first upgrading the underlying wiring.

Knob-and-Tube
Wiring Removal

Knob-and-tube (K&T) wiring is the single most common issue in Vancouver Island's older housing stock. If your home was built before 1950, there is a real chance it still has K&T wiring.

Why Insurers Refuse Coverage

Most major BC home insurers now refuse new policies on homes with active K&T wiring. Existing policyholders are typically given 30 to 90 days to complete a full rewire.

CEC 26th Edition (2024): Knob-and-tube wiring must not be covered with insulation and cannot be extended or modified. Any renovation requires replacement.

The Risk

Standard from 1880s-1940s. Two conductors (hot/neutral) with no ground. Cloth insulation becomes brittle and cracked.

The Process

Site mapping, permit application, full removal, and installation of modern NMD90 copper wiring with proper grounding.

Compliance

Coordinate final TSBC inspection and provide the insurance compliance letter required by brokers.

Aluminum Wiring
Remediation

If your Island home was built between 1965 and 1978, it likely has aluminum branch circuit wiring. While it permits large-gauge service entrance, aluminum at connection points is a fire risk.

VanIsle Electrical uses approved remediation methods accepted by BC insurers: copper pigtailing with COPALUM or AlumiConn connectors and CO/ALR-rated devices.

Electrical Service

Solution 1: Copper Pigtailing

The most cost-effective solution. Involves attaching a short copper "pigtail" at every outlet/switch using connectors specifically rated. We also replace devices with CO/ALR-rated switches.

Accepted by Most BC Insurers

Solution 2: Full Copper Rewire

If wiring is deteriorated or improperly modified, full removal eliminates the issue entirely. Ideal during renovations. Adds maximum property value.

Serving All Of
Vancouver Island

Nanaimo — Home Rewiring & Renovation

Nanaimo's South End, Old City Quarter, and Brechin Hill contain some of the most intact pre-war housing stock on Vancouver Island. Many still have original knob-and-tube wiring.

Parksville & Qualicum — Home Rewiring

The Oceanside corridor's older residential areas include significant pre-1970 housing. We serve rewiring clients throughout Parksville-Qualicum Beach with same-day responsiveness.

Victoria & South Island — Home Rewiring

Victoria has BC's highest concentration of pre-war and character housing. Neighborhoods like Fernwood, Fairfield, and Oak Bay are full of homes built between 1900 and 1960.

Duncan, Ladysmith & Cowichan — Rewiring

Duncan's downtown core and the Cowichan Valley's mix of heritage farm homes and character bungalows represent a rewiring-dense service territory.

Courtenay, Comox & Campbell River

Courtenay's older residential neighborhoods and the post-war subdivisions of Comox contain significant aluminum-era housing stock. We schedule North Island projects on coordinated visit days.

Port Alberni, Tofino & West Coast

West Coast communities have older housing stock combined with a particularly aggressive corrosive environment. Pre-1970 homes are priority candidates for rewiring assessments.

Frequently Asked
Questions

How much does it cost to replace electrical wiring in an old house?

Cost depends on size, construction, and scope. As a planning guide: full K&T replacement runs $8,000–$22,000 for a 3-4 bedroom home; aluminum pigtailing runs $2,000–$5,000 complete; full copper rewiring runs $13,000–$22,000 including panel.

Is it legal to have knob-and-tube wiring in BC?

BC Building Code allows existing K&T to remain if undisturbed and not covered by insulation. However, active K&T cannot be extended or modified — any renovation requires replacing it. Most BC insurers will no longer issue policies on homes with active K&T.

Do I need a permit to rewire my house in BC?

Yes. All residential rewiring in BC requires a Technical Safety BC (TSBC) electrical installation permit. This applies to full rewires, pigtailing, and major renovation work. VanIsle Electrical handles all permit applications and inspections.

Can aluminum wiring be pigtailed rather than completely replaced?

Yes. For most homeowners, copper pigtailing with AlumiConn or COPALUM connectors is an effective and significantly less expensive alternative to full rewiring. This approach is accepted by most BC insurers when performed by a licensed contractor.

Will rewiring my home increase its value?

Yes — significantly. A verified full rewire with TSBC certificate removes one of the most common deal-killing conditions in BC real estate for older homes. It justifies the project cost in negotiating position and reduced insurance premiums.
